ShortstayMK offer 40 fully furnished executive apartments and houses to both the corporate and leisure traveller. We are currently seeking an Assistant Head Housekeeper to join our small and friendly team based in Central Milton Keynes.


The AHH will be responsible for helping with the smooth running of the department and maintaining exceptionally high standards of cleanliness throughout our accommodation to ensure guest satisfaction at all times.


The AHH must provide leadership, support both the Head Housekeeper and housekeeping team and provide ongoing training when needed to maintain a consistently high standard of housekeeping which is vital within our industry. A keen eye for detail and the ability to complete tasks prior to guest arrival are vital. This is a supervisory role.


Key Responsibilities when working with the Head Housekeeper


Quality check every apartment and house has been prepared to a high standard and ready for guest arrival.

Quality check and inspect accommodation inventory prior to guest arrival.

Maintain and order the correct level of linen with an external provider.

Maintain and order sufficient stock levels of toiletries and cleaning materials.

Provide in-house training and keep COSHH records.

Prepare for annual inspection and work to the required standards of a recognised body.

Immediately report repairs required to the Maintenance Team and follow up the same day in anticipation of guest arrival.

Keep the cleaning store in a clean and tidy manner.

Ensure all housekeeping staff are polite and courteous to guests.

Be proactive in all aspects of the role.


The ideal candidate should have:


Previous experience in assisting in managing a small team within the hotel industry.


A calm and pleasant manner and be able to provide continuous leadership.


Hold a clean driving licence.

Sunak unveils reduced VAT rates for hospitality.

The temporarily reduced rate of VAT of 5% for the first 28 nights stay, has been extended until 30 September 2021.   From day 29 onwards the rate reduces to just 1% when staying in our serviced accommodation.


We are also preparing for the new reduced rate of 12.5% running from 1 October to 31 March 2022.

Situated in a desirable location in Furzton, this studio apartment is adjacent to a prestigious home and close to Furzton lake, ideal for walks and fishing.


This cosy furnished studio offers everything you require during your stay.  There is a small double bed, kitchenette with washer/dryer, cooker with 2-rings, microwave, sink and draining area, iron/ironing board, and all crockery and cutlery. There is a fridge/freezer and dining table with chairs. For entertainment, you will find a wall-mounted TV and unlimited wi-fi.

Looking after the health, safety and well being of our guests.


We want to reassure guests and potential guests, that ShortstayMK takes COVID-19 very seriously.   We are placing special procedures to shield guests and staff as much as possible from the risk of infection.


In preparation for welcoming our guests, we are ensuring that:



  • A risk assessment has been carried out to prevent the spread of COVID-19 infection.


  • Key collection from our manned security desk where a heat sense camera is in operation.  The front desk is equipped with protection screens and a hand sanitiser is available.


  • Sanitisation of keys, parking permits, instructions and envelopes prior to Check-in hand over and after Check-out collection.


  • For track and trace purposes all guests are requested to complete the registration card providing full contact details for the rapid response in cases of illness of staff or guests.


  • “No contact” weekly service clean where guests vacate the apartment to minimise contact with cleaning staff. 


  • Cleaning staff to wear PPE.


  • Option to opt-out of weekly cleaning with contact-free delivery of linen, towels and any consumables.


  • Extra cleaning on high touch items and disinfectant is used to clean the property.


  • TV remotes placed in fresh sealed bags between guests.


  • Hand sanitiser gel is available in the accommodation.


  • All linens sanitised in the high-temperature wash. 


  • Dirty linen is immediately bagged up and stored in a separate area waiting for collection.


  • Physical distancing throughout the establishment according to local law.


With the above measures in place, we feel confident we can dramatically reduce the risk of contracting the virus whilst staying with us.

Is This A Moment In Time For Serviced Apartments?


We are all navigating challenging circumstances as a result of the recent Covid-19 pandemic. However, I am optimistic and naturally lean towards seeking the positives in people and situations, which I have demonstrated through my 30+ years in the serviced apartment industry.


To that end, and as I reflect on the numerous conversations we have had with serviced apartment operators and investors, it occurred to me the industry continues to stand tall and stable today, even in the face of adversity. More importantly, looking ahead over the next 24 months during the pandemic and as we begin to return to a sense of normality, the outlook for the sector is more promising than other segments of hospitality!


The global consensus is suggesting, that as we try to co-exist with this virus and going forward, we will live our day-to-day lives in a significantly more managed environment. This will continue until we either have a vaccine or the virus dissipates. In both scenarios, we are set to be living in a new environment for the foreseeable future. As a result, it is expected to have a profound effect on hospitality and the way in which travellers, both corporate and leisure, behave.


Consider the impact the Covid-19 lockdown has had to date on businesses and consumers. I have noted these in the table below. Fast forward to Phase 2 and Phase 3 of the pandemic, when governments have control of the R0 number (the infection rate generated by one person) and in doing so are able to ease lockdown measures and commence the return to what will be a new normal. This new normal is where I have been considering and comparing the serviced apartment industry attributes versus other hospitality products.


The attributes of the serviced apartment industry address ALL the issues raised by the lockdown measures implemented by governments.


Social Distancing
By nature, serviced apartments are more individualistic. Guests are typically more distant and have little need to engage with the outside world other than to obtain the substance.
Enhanced Sanitation
An apartment offers an environment whereby not only can you clean the apartment yourself, you can also with the use of the included washing machines and dryers, wash your own clothes and linen, ensuring your contact with the outside world is limited. Operators should consider placing complimentary hand sanitizers within their apartments.
Face Coverings
A limited requirement when you are living independently. However, operators should consider placing complimentary masks in their apartments.
A More Independent Way Of Living
By nature of a self-sufficient apartment, any guest will automatically be independent and if so desiring, can self-isolate from the outside world and in effect be almost 100% self-sufficient.
Preparing A Significant Amount Of Our Own Food
With fully operational kitchens, serviced apartments offer a travelling guest the ability to avoid contact with restaurants, take away etc, by enabling the ability to prepare and cook all your own food.
Learning To Work In Isolation
As most of us have experience over the last few weeks, getting to work from home and independently of a workplace, has not been as challenging as we thought. Most serviced apartments have a table and chair with super-fast Wi-Fi. Again, this allows any traveller to stay connected in a comfortable home office without having to engage in co-sharing areas.
The Increased Use Of Technology
Most operators supply within their apartment super-fast Wi-Fi. To this end the ability for a traveler to work effectively within their apartment is perfect.


Traditional forms of hospitality including hotels, hostels and shared accommodation (such as Airbnb) are faced with several challenges that serviced apartments just do not see. In particular, I believe hospitality products that require guests to share sleeping and living spaces will be under substantial pressure at the tail end of this pandemic. It is my view only, but I believe that for a sustained period (if not forever) travellers will be resistant to sharing a bedroom or indeed a living area.


This brings me on to traditional hotels, whereby the guest is almost reliant on the use of shared spaces. The primary challenges and implications, as I see them, include:

  • The rooms must be cleaned, and linen changed frequently – this involves unnecessary interaction between guests and staff.
  • No kitchen causing guests to seek alternative solutions – this involves unnecessary interaction with the outside world.
  • The higher level of footfall in a hotel is significantly more than a serviced apartment – shorter length of stay, more staff, more amenities – collectively probably increases the number of persons interacting per week within the building by 2 -3 times; this allows for higher risk of interaction.


All the above factors have led me to the conclusion that is likely to be a defining moment (and importantly an opportunistic one) in the serviced apartment product lifecycle. The impact and opportunity will become even more apparent as we begin to see the unavoidable adaptation of working habits (e.g. less office space needed) and the unfortunate collapse of so many businesses. The resulting critical challenge for investment houses will be repurposing and finding occupants for millions of square footages.


An interesting, challenging and opportunistic time ahead for sure. Our new way of life is likely to be with us for many months if not years AND if I am right, I think this will change the way we travel for decades to come. However, I really feel this moment in time will become significant AND defining for the serviced apartment industry. The question is can operators and owners, collectively reinforce and deliver this message to the consumer to win over the modern-day traveller. I, for one, do not see why not.

Do you need to book a long but temporary hassle-free stay in your own self-contained apartment?  One alternative might be to rent an apartment under an Assured Short-hold Tenancy Agreement.  On the other hand, why not consider a serviced apartment instead, especially if your employer is footing the bill!

Benefits and drawbacks to you of unserviced accommodation


Readers of this blog will be aware of serviced apartments/houses, aparthotels, corporate lets, bed and breakfast, guest houses and hotels.  However, most people are unaware of an alternative option known as unserviced apartments and houses.

So what is the difference?  Well as the name implies unserviced accommodation simply removes the servicing element.  Below is a list of the benefits of unserviced accommodation


No weekly cleaning, although we still leave an additional set of bed linen and towels and all accommodation provides a washer/dryer so guests can launder for themselves.  You save the cost of paying for a weekly maid service which includes a clean of the accommodation and change of bed linen and towels.  This reduces the nightly rate charged.

No VAT added to the invoice subject to stays exceeding 28 nights to qualify.  This improves cash flow for VAT registered corporate guests and saves money for individuals who are not VAT registered.  Some businesses are unable to reclaim VAT if they are not VAT registered or their turnover is fully or partly exempt from VAT therefore the VAT is saved partly or fully.

Share with colleagues in the same property, whether it be a 2 - 6 bed property.    You do not feel lonely when working away from home.

You can easily share transport to your place of work, all properties provide at least one car parking space inclusive of the rental and houses typically have 4 spaces in front of the property.  This saves on travel costs.


You must clean the house yourself. 

You have to change your own bed linen and towels. 

You must share the property with other people.

If you employ contractors who work on contracts that last more than 28 days then unserviced accommodation may well be the right solution for you as it will both save you money and improve your cash flow.  It’s certainly worth considering when your business’s cash flow is tight.

How to more than half the accommodation costs for your contractors


Are you fed up with the high costs of hotels when your contractors are away working in a location on a contract for weeks or even months where commuting isn’t an option? Not only do you have to pay the high nightly rate for hotels but you also have to pay for your contractors’ food as they cannot cook their own meals in a hotel and hotel food is expensive.  Also, how do they do their own clothes washing and ironing when they are away from home?  Unless there happens to be a launderette locally they cannot get their clothes washed unless they do hand washing in a sink or the bath which isn’t a practical alternative.  As for the hotel ironing service that’s very expensive too.

So what is the solution if you are on a tight budget?  Well, a serviced house of course!

What is a serviced house?  Well, it is pretty much the same as a serviced apartment except it is a house!  The advantage of a serviced house over a serviced apartment is that you can house more people meaning that the effective nightly rate per guest is effectively more than halved.  Let me illustrate this by way of an example.  It is based on a 3 monthly’ contract for 5 contractors, assumes an average month of 30 days and is exclusive of VAT.


The standard level at £80 per night

5 x £80 x 30 = £12,000 per month

Serviced house (nights 1 - 28)

The executive level at £190 per night

£190 x 30 = £5,700 per month

More cash flow savings are made as the VAT drops to just 4% after the initial 28-night stay, so from night 29 - 90 the rate would be:

Serviced house (nights 29 - 90)

The executive level at £164.66 per night

£164.66 x 30 = £4939.80  

For a 3 month stay living in a serviced house would make you saving for your company of £20,420.40.

Of course, this saving doesn’t take into account the reduced cost of food, washing and iron because of course, a serviced house offers a kitchen, washing machine, ironing board and an iron.  So in effect, the monthly cost is more than halved.

This accommodation strategy works particularly well for groups of contractors.  We were recently able to accommodate 30 contractors for 3 months.  We have houses with not only 3-4 bedrooms but even 6-7!  In addition to this, we offer double rooms with single beds provided colleagues don’t mind sharing bedrooms.  This reduces the cost per contractor.

Ask us about our unserviced option too.  Under this service, you forego the weekly maid service meaning the house isn’t cleaned each week and bed linen and towels aren’t changed for you.  The nightly rate is reduced for this option but it is incumbent on you or your staff to keep the house cleaned, maintained and the bed linen and towels need to be changed by your staff too.

How can you book business travel accommodation at lower cost without compromising on quality?

Although our main offering is serviced apartments and serviced houses we now offer corporate lets to businesses who simply want no-frills accommodation without the servicing when their accommodation budgets are a little tight.

A corporate let is when a company takes on a residential tenancy agreement as the tenant, rather than as an individual. The minimum term is usually a month but can be for several months or even years! A company employee or employees then occupy the premises as licensee/s of the tenant. Usually, bills such as utilities, Council Tax, water rates and wi-fi are included in the price.

This type of accommodation is often referred to as Corporate Housing. It usually comprises a furnished apartment or a house. The corporate travel world has long seen the advantage of this kind of accommodation for executives on longer business trips or during relocations, as they allow the traveller a more ‘normal’ way of life outside hotels, with the chance to cook, relax and plan their time away from hotel operating hours.

Corporate lets are cheaper than serviced apartments and aparthotels because there is no weekly maid service nor maintenance service provided and no access to a 24 hours emergency line.

Why book a serviced apartment when there are cheaper alternatives?

A few months ago I bought a portable charger for my Apple devices at an outdoor market stall. I thought I was being smart because it was significantly cheaper than buying one from the Apple Store. Guess what happened? The charger was hopeless and only charged my phone about 20%! So what did I do? I couldn't take it back because I'd paid cash and had no receipt and there was of course no warranty. I bought a much better portable charger online which is really good. How much did the two purchases cost me? More than the cost of the Apple charger from the Apple Store!

There is now a myriad of types of accommodation that overlap with one another.  When booking a business stay it is important that you, the booker, understand the distinction between each type so that an informed choice can be made before booking.

Serviced Apartment is the generic term for a type of furnished apartment available for short-term or long-term stays, which provides amenities, housekeeping and a range of services for guests and where most taxes and utilities are included within the nightly rate. These are usually self-contained apartments within a residential building. There may or may not be staff on-site, so the accommodation provider may arrange to meet guests on arrival or make keys available via a safety deposit box.

Serviced apartments offer facilities much like a traditional hotel but with added space, convenience and privacy like home, so you can enjoy living like a local when travelling. They have private cooking facilities, sometimes a kitchenette but sometimes a full-size kitchen with dishwasher and washing machine, larger living/sleeping areas than most standard rooms, and often having access to gyms, restaurants, meeting space, concierges and other hotel-like services.

An aparthotel is a type of hotel providing serviced apartments as well as ordinary hotel facilities with a 24 hours reception. They are sometimes referred to as suites

A corporate let is when a company takes on a residential tenancy agreement as the tenant, rather than an individual. The minimum term is usually a month. A company employee then occupies the premises as a licensee of the tenant. Usually, bills such as utilities, Council Tax, water rates and wi-fi are included in the price.

This type of accommodation is often referred to as Corporate Housing. It usually comprises a furnished apartment or a house. The corporate travel world has long seen the advantage of this kind of accommodation for executives on longer business trips or during relocations, as they allow the traveller a more ‘normal’ way of life outside hotels, with the chance to cook, relax and plan their time away from hotel operating hours.

Corporate lets are cheaper than serviced apartments and aparthotels because there is no weekly maid service nor maintenance service provided and no access to a 24 hours emergency line.

Serviced houses - A great alternative to hotels for groups of staff.

We have a 6 bedroom house In Milton Keynes situated 3 miles from the city centre. It has 4 en-suites and a bathroom, a kitchen/dining room, a living room/dining room, televisions in every bedroom including the living room, a garden, double garage and parking for 4 vehicles plus off-street parking. All bills are paid for apart from the nightly rate. Free wi-fi and Sky with sports and movies are included in the prices along with a weekly maid service which includes house cleaning and a change of bed linen and towels. The weekly rate is £1250 plus VAT which equates to £30 plus VAT a night. This is excellent value for money.

It is important to understand that a serviced house is not a hotel. So it doesn’t offer a bar, a restaurant, a gym or room service. However, it does offer at least twice as much space as the equivalent number of hotel rooms for 6 guests, it offers self-catering with a kitchen/dining room and a full array of crockery, cutlery and kitchen utensils, a large and comfortable living room with a large LCD flat-screen TV and even a garden! So the experience is different to that of a hotel stay.

Above all, it is imperative that colleagues are happy to not only work together but to live together too. If that is the case then sharing a serviced apartment can be a bonding experience which in turns helps to improve employees’ performance as they get to know each other in a social context as well as a working one.
