How can you book business travel accommodation at lower cost without compromising on quality?

Although our main offering is serviced apartments and serviced houses we now offer corporate lets to businesses who simply want no frills accommodation without the servicing when their accommodation budgets are a little tight.

A corporate let is when a company takes on a residential tenancy agreement as the tenant, rather than as an individual. The minimum term is usually a month but can be for several months or even years! A company employee or employees then occupy the premises as licensee/s of the tenant. Usually bills such as utilities, Council Tax, water rates and wi fi are included in the price.

This type of accommodation is often referred to as Corporate Housing. It usually comprises a furnished apartment or a house. The corporate travel world has long seen the advantage of this kind of accommodation for executives on longer business trips or during relocations, as they allow the traveller a more ‘normal’ way of life outside hotels, with the chance to cook, relax and plan their time away from hotel operating hours.

Corporate lets are cheaper than serviced apartments and aparthotels because there is no weekly maid service nor maintenance service provided and no access to a 24 hours emergency line.

Another way to save your business money is by booking a serviced apartment or a serviced house which is shares by a number of colleagues. So why does this work out cheaper? It's because serviced accommodation isn't priced per guest but per property. So 6 colleagues sharing a 6 bedroom serviced house will only pay on average just under £30 per night plus VAT because the nightly rate is £180 plus VAT or £1250 plus VAT per week!

So to find out how to cut the nightly rate for your next business stay why not give us a call on 01908 540 636 for a quote?  You know it makes sense.

Why book a serviced apartment when there are cheaper alternatives?

A few months ago I bought a portable charger for my Apple devices at an outdoor market stall. I thought I was being smart because it was significantly cheaper than buying one from the Apple Store. Guess what happened? The charger was hopeless and only charged my phone about 20%! So what did I do? I couldn't take it back because I'd paid cash and had no receipt and there was of course no warranty. I bought a much better portable charger online which is really good. How much did the two purchases cost me? More than the cost of the Apple charger from the Apple Store!

Well the same principle applies to booking your accommodation especially when staying away on business. Like everything else in life there is virtually always a cheaper alternative. However, it is important to understand that you usually get what you pay for.

So instead of booking a serviced apartment or house for your next business project or contract why not book a cheaper alternative such as a budget hotel like Travel Lodge, a cheap bed & breakfast or guest house or an Airbnb apartment /house?

You could well save money on the actual nightly rate but does your cheaper alternative offer the following;

  • A fully equipped kitchen, usually with both dishwasher and washer/dryer
  • One or more separate bedrooms, or in studio apartments, a designated sleeping area A living area A bathroom TV, Wi-Fi and the latest in-room technology
  • All Utility bills included in the price e.g. water and electricity
  • A weekly housekeeping service (or more often if required)
  • A maintenance service Fully insured not just for contents but also public liability Health and Safety and fire protection in place
  • A 24-7 emergency helpline
  • Accreditation and membership of a professional body such as ASAP
  • Now you may not think these features and benefits are of value to you personally but I am sure your employers will value them and you will be far better protected than when staying in many other forms of cheaper accommodation. The irony is that you can have all of these benefits from serviced accommodation and yet still pay less than the cheaper alternatives mentioned above. How is this possible?

Well if you work away on a contract or a project with a group of colleagues you can share a 2-3 bedroom apartment or a 4-6 bedroom house with them and significantly reduce the cost per night per person! For example, at Shortstaymk we have a 6 bedroom house which costs £1250 plus VAT per week which works out at just under £30 plus VAT per night per guest! Our 2 and 3 bedroom apartments deliver good cost savings too compared to cheaper alternative types of accommodation.

So what are you waiting for? Book your serviced accommodation with us now and enjoy both the superior benefits and the significant cost savings!

Call our reservations line 01908 540 636 or 07771 519 370 and a member of our team will go through all of our accommodation benefits and how to save on corporate accommodation costs.

How you can benefit from understanding the difference between booking an aparthotel, a serviced apartment or a corporate let for your next business stay.

There is now a myriad of types of accommodation which overlap with one another.  When booking a business stay it is important that you, the booker, understand the distinction between each type so that an informed choice can be made before booking.

Serviced Apartment is the generic term for a type of furnished apartment available for short-term or long-term stays, which provides amenities, housekeeping and a range of services for guests and where most taxes and utilities are included within the nightly rate. These are usually self-contained apartments within a residential building. There may or may not be staff on site, so the accommodation provider may arrange to meet guests on arrival or make keys available via a safety deposit box.

Serviced apartments offer facilities much like a traditional hotel but with added space, convenience and privacy like home, so you can enjoy living like a local when travelling. They have private cooking facilities, sometimes a kitchenette but sometimes a full-size kitchen with dishwasher and washing machine, larger living/sleeping areas than most standard rooms, and often having access to gyms, restaurants, meeting space, concierges and other hotel-like services.

They are especially economical for longer stays, group travel or families, allowing savings on dining out and offering in-house entertainment as well as allowing you to live like a local.

You should expect the following from a serviced apartment.

  • A fully equipped kitchen, usually with both dishwasher and washer/dryer.
  • One or more separate bedrooms, or in studio apartments, a designated sleeping area.
  • A living area.
  • A bathroom.
  • TV, Wi-Fi and the latest in-room technology.
  • All Utility bills included in the price e.g. water and electricity.
  • A weekly housekeeping service (or more often if required).
  • A maintenance service.

Some serviced accommodation providers offer serviced houses as well as serviced apartments. These offer the same benefits as serviced apartments but in houses instead. They are particularly suitable for groups of employees from the same company for example when working on a contract or a project. Such accommodation can be significantly cheaper per head than alternative types of accommodation.

An aparthotel is a type of hotel providing serviced apartments as well as ordinary hotel facilities with a 24 hours reception. They are sometimes referred to as suites

A corporate let is when a company takes on a residential tenancy agreement as the tenant, rather than an individual. The minimum term is usually a month. A company employee then occupies the premises as a licensee of the tenant.

So the next time you book alternative accommodation to a hotel ensure you make an informed choice that is right for you. Not only will this result in you booking the right type of accommodation but it will also mean you pay the right price. After all there is nothing worse than paying for something you don't need or use is there?

Serviced houses - A great alternative to hotels for groups of staff

Does your business employ groups of staff on contracts for weeks or months at a time? Are you fed up with the administrative hassle of booking your staff into hotels each week and the high costs? Why not save yourself both time and money by booking a serviced house for up to 6 staff instead?

With average daily rates of £70 per night for hotel stays throughout the UK it is interesting to note that significantly lower rates per room can be achieved by a team of employees from the same business sharing a serviced house. This is without compromising on the quality of the accommodation. Let me give you an example.

We have a 6 bedroom house In Milton Keynes situated 3 miles form the city centre. It has 4 en-suites and a bathroom, a kitchen/dining room, a living room/dining room, televisions in every bedroom including the living room, a garden, double garage and parking for 4 vehicles plus off street parking. All bills are paid for apart from the nightly rate. Free wi-fi and Sky with sports and movies is included in the prices along with a weekly maid service which includes house cleaning and a change of bed linen and towels. The weekly rate is £1250 plus VAT which equates to £30 plus VAT a night. This is excellent value for money.

It is important to understand that a serviced house is not a hotel. So it doesn’t offer a bar, a restaurant, a gym or room service. However, it does offer at least twice as much space as the equivalent number of hotel rooms for 6 guests, it offers self-catering with a kitchen/dining room and a full array of crockery, cutlery and kitchen utensils, a large and comfortable living room with a large LCD flat screen TV and even a garden! So the experience is different to that of a hotel stay.

Above all it is imperative that colleagues are happy to not only work together but to live together too. If that is the case then sharing a serviced apartment can be a bonding experience which in turns helps to improve employees’ performance as they get to know each other in a social context as well as a work one.

Not forgetting of course the saving in time and hassle for the booker. It can be quite time consuming booking hotel rooms on a weekly basis for a team of 6 workers. Not only can this time and hassle be saved for the booker but the employer can save significant amounts of money by achieving a cost saving of more than 50% on average.

So if you feel your business could benefit from booking a serviced house for a team of workers from the same company give us a call on 01908 540 636. We will be delighted to help you.

HAPPY 50TH BIRTHDAY MILTON KEYNES

ShortstayMK are happy to be located in one of the most up and coming towns in the UK and this week we are celebrating the 50th birthday of Milton Keynes.    Much planning and expertise went into the making of Milton Keynes to make it the wonderful town it is today, and enthusiastic planners and visionaries are already planning transport links to the science sectors of the country.   We too can see that offering exceptional accommodation from studios to 7 bedroom houses mean that we can provide accommodation to the executive business sector, making their stay when working away a pleasurable one.

To celebrate Milton Keynes 50th birthday, local events are occurring throughout 2017 to promote the locations history, present and future.

This will involve gathering together not only the local community, but also those across the country, spreading the word on how Milton Keynes became the city it is today. There are multiple ways you can get involved! Firstly, you can of course attend the projects that are being held throughout 2017, but also: you can work on developing your own event or activity to become an add on to the overall MK50 Major Programme; you could as well send in your own fact about Milton Keynes or photo of the area to be included on the ’50 facts about MK page’.

Some examples of events are: a free entry exhibition, showcasing the city’s history and culture; a heritage festival, which will involve re-enactments, performances and a marketplace all in a green open space in Milton Keynes and a throwback to 1967, encouraging people to hold 60’s street party’s involving 60’s music and costumes. All events you can get involved with! To find out more visit: http://www.mk50.co.uk/about

FOUR GOOD REASONS WHY STAYING IN A SERVICED APARTMENT MAKES LIFE LESS STRESSFUL

We all know that a great night in makes for a happy relaxing evening, especially when you’re staying in familiar surroundings. Serviced apartments offer a stress free stay. You can prepare your favourite meals, kick back on the sofa (not a hotel bed) and watch your favourite TV programmes.

Enjoy the benefits of a fully fitted kitchen

We know when staying in a hotel many do not even offer the option of making a cup of tea! So, when living in a serviced apartment you can prepare a full english or three course meal, and invite friends over to join in the fun.

The Ultimate Sky Package

All of our serviced apartments and houses offer the Ultimate Sky package with sports and movies inclusive of the nightly rental. So you can record your favourite programmes and watch them at a time to suit you or chill out with friends watching your favourite sport.

Costs

When booking a hotel room we tend to forget about all the add on costs such as eating out, parking, tipping and laundering of clothes. When booking a serviced apartment the nightly rate includes everything, so the price paid will cover any little extras and makes great sense for the corporate traveller - less detailing on the expenses form!

Overall Wellbeing

So you can eat healthy, feel less stressed by living in familiar surroundings, bring your bike and leave it securely tied in the parking bay (did you know that Milton Keynes has many redways, perfect for safe cycling), or visit one of the nearby gyms with a daily pass.

All will leave you waking up more relaxed and ready for the new day.

Want to know more? Give us a call on 01908 540 636 and we can discuss all the accommodation options with you.

MILTON KEYNES:  THE "CAN DO" BUSINESS BOOMTOWN?

The ShortStayMK Blog

Business people in Milton Keynes are very quick to point out that MK is the fastest growing city in the UK, and possibly in the whole of Europe. And given the number of large multi-national organizations that have set up shop for their UK headquarters in this leafy city of trees, it’s not hard to get the impression that this place is a very far cry from most other middle-England towns.

Not merely major corporates, but thousands of SMEs and start-ups.

Success breeds success as the old cliché goes, and participants in MK’s burgeoning business community are enjoying a higher level of success than normal – if only by osmosis from the reflected glory of the mega-giants who have made their UK HQs here and are flourishing.

The likes of Santander, Network Rail, Mercedes Benz, VW/Audi, Suzuki, Domino’s Pizza, Red Bull Racing and quite a few other household names can’t be wrong.

More big names are following every year. In their wake, smaller enterprises are kicking up their heels and enjoying a higher rate of continuity in successful business than in most comparable UK towns elsewhere.

Is it just about Milton Keynes’ location?

Not necessarily, but it helps. We asked newly re-elected MP South Member of Parliament Iain Stewart for his view:

“Milton Keynes is the ideal location for business, large and small,” said Iain. “Not only are we ideally located geographically close to London, the Midlands and on the Oxford/Cambridge arc, but also we are served by an excellent infrastructure and skills base.”

Perhaps we should question which came first, the chicken or the egg: is it the excellent choice of employment in Milton Keynes that has attracted such a high-level of skills? Is it, on the other hand, because of that bright and well-qualified skills base that so many high-level companies are choosing Milton Keynes as their HQ location?

Or is there something else as well?

Iain Stewart nailed it in two short words…

“Above all, it is the dynamic, “can do” entrepreneurial spirit of Milton Keynes that sets us apart,” concluded Iain. “This has contributed to our record growth in recent years.”

That “can do” spirit is music to the ears of large organizations everywhere and particularly so in the light of so many British business communities which, perhaps understandably, are still reeling from the demotivating effects of the recession and are trying to get back up to speed.

Though MK suffered through those years as everyone else did, it takes more than a recession to dampen its spirits – and its climate of profitable business – long term.

Brian White, former Member of Parliament for Milton Keynes North East, former MK Mayor and still very active in the local business and civic communities, told us:

“It is the variety and diversity of companies in MK that meant the city was recognised as the best place for business to survive the recession,” said Brian. “It is good for start ups, small business and large businesses. But primarily it is the business community 'can do' attitude that makes MK successful.”

Quality of life designed in from the beginning

Being a “new” city, Milton Keynes has not had to work around urban planning originally designed for the horse and cart, as is the case with many other business hubs in England. Consequently its commercial property offerings are not only well planned and designed for maximum efficiency, but also they offer an exceptionally high standard at prices a fraction of what companies must pay in larger cities – especially London.

Leisure facilities, residential property, shopping malls, schools, further education, sports and even short-term accommodation have all been planned in from the earliest days so that taken as a whole, Milton Keynes offers a homogonously high-quality lifestyle.

And much as some may laugh at the city’s endless collection of roundabouts, there are very few other cities of comparable size where you can drive diagonally across them in under fifteen minutes without breaking a speed limit.

(Yes, you “can do.”)

SERVICED APARTMENTS:  The Ideal Option for Long-Term Business Trips

Long-term business trips can be a fantastic opportunity to meet with new clients and partners, and explore new areas, towns and cities.  But one downside that can come with these trips is the cost of hotels, and the isolation you can feel as the weeks draw on.

Hotels can be a great choice for conferences and very short stays, but the longer the stay the larger the cost for you and your company - and the less pleasing your stay can be.   That's why serviced apartments are a fantastic choice, offer much more space, more features, more social options with colleagues and a lower cost; a real home-from-home.

1.  Cheaper Cost, Particularly Over Longer Periods of Time

Thanks to our great value price range for all our apartments, the longer your stay the cheaper the cost per night; we can even organise an exclusive corporate rate for regular bookings to help reduce your costs even further.   On top of this, if you're travelling with colleagues, you're able to cut your costs significantly compared with hotels; just stay in a two or three bedroom serviced apartment or a four bedroom town house, instead of individual hotel rooms.

With a wealth of features, included in the price which are normally subject to additional charges in hotels, and self-catering options to make you feel more at home, you'll end up spending less on those little extras during your stay.

2.  Much More Comfortable Stay for Long Trips

With a separate bedroom, bathroom, kitchen and living area, the sheer space available in even our smallest serviced apartments trumps the often small feel of hotel rooms - something which can get rather uncomfortable over longer stays.

With plenty of room to sleep, eat, work and relax you'll be sure to have a much more comfortable and overall more pleasant stay in a serviced apartment during your long business trip.

3.  Fare More Features - A Home from Home

As well as reducing the cost by including a wealth of features, these personal comforts will really help to create a home-from-home atmosphere during your stay at one of our serviced apartments.   With a home entertainment package of Sky TV (including Sports and Movies), free WiFi, flat screen TV, DVD and iPod dock you'll find staying in a serviced apartment incredibly welcoming.

What's more, thanks to ShortstayMK's fantastic extra features, you are able to get 10-20% off your meals at many nearby national and international restaurants in The Hub:MK, Midsummer Arcade and Theatre District.

If your next business trip is a long-term affair, and both staying in a Milton Keynes hotel or organising a short-term letting contract are not ideal solutions, then our serviced apartments in Milton Keynes at ShortstayMK are the perfect choice for your next trip.

Packed with features, far more cost effective and an all-round much more enjoyable experience for the long period you'll be staying, you'll definitely want to return.   With big clients of ours including RBS, Network Rail, Santander and Home Retail Group, why not opt for a serviced apartment for your next business trip - short or long.

Call us today on 01908 540 636 or 07771 519370 or browse our website for more details.
